Argentina (AR) — civil law.

Nothing on this page describes United States practice. There is no certificate sold to an investor, no administrative sale of land for unpaid tax, and no redemption window after a subasta judicial in Argentina. If you arrived carrying US assumptions, read falsos-amigos first.

Postor remiso — the winning bidder who does not pay

The bidder whose offer was accepted “como definitiva en el acto del remate” and who then does not complete is the postor remiso (also comprador remiso, adjudicatario remiso). Argentine law does not let him walk away for the price of his `seña`: he answers for the difference the asset fetches at the new auction, and the court collects that difference by execution against whatever he paid in.
